How much does a new roof cost per square foot in Utah?

We don't quote roofs that way, and the honest reason is that the number wouldn't help you. Almost nobody knows their roof's square footage, and it isn't the same as their home's: a single-story rambler has far more roof than a two-story with the same floor area, and pitch adds more on top of that. A per-square-foot rate also hides the things that actually move your price, like how many old layers come off, what the decking looks like underneath, and how cut-up the roofline is. The by-home-size table above is a better starting point, and a free inspection gets you an exact written number for your roof.

Why is my neighbor's roof cheaper than my quote?

Usually size, pitch, or scope. A walkable rambler with a simple gable roof costs genuinely less than a steep two-story with valleys and skylights, even on the same street. And two bids rarely include the same materials and details.

Can I save money by roofing over the old shingles?

A layover costs less up front, but it hides the decking, adds weight, and usually shortens the new roof's life. And many manufacturers limit the warranty. In almost every case we recommend a tear-off, and we'll tell you honestly if yours is the rare exception.

Is it cheaper to repair instead of replace?
