How much does a metal roof cost in Northern Utah?

A metal roof costs meaningfully more than asphalt, and the honest range is too wide to be useful. Panel type, roof size and pitch, how cut-up the roofline is, and the finish all move it a lot, and the gap between a simple gable and a complex roof is large. We'd rather quote your roof than publish a number we can't stand behind. After a free consultation you get an exact written price. What you're buying for the extra cost is life: a quality metal roof can last 40 to 70 years, often outlasting two or three asphalt roofs.

Why homeowners choose metal

What a metal roof gets you

It lasts decades

40 to 70 years for a quality metal roof, versus about 20 to 30 for architectural asphalt. For many homeowners it's the last roof they'll ever buy.

Built for Utah weather

Metal sheds heavy snow, stands up to high wind, and won't crack or curl in the sun the way aging shingles do.

Low maintenance

No granules in the gutters, no brittle shingles. A metal roof mostly just does its job and stays out of your way.

Energy & resale

Metal reflects the sun's heat, and cool-roof coatings can trim summer cooling costs. It's fire-resistant and a strong selling point if you list your home.

Your options

Types of metal roofing

Three different systems, three different looks and price points. Here's how to tell them apart.

Standing seam

The premium choice: clean vertical panels with hidden fasteners that stay protected from weather and UV. The longest-lasting metal option, and the cleanest looking.

Metal shingles & tiles

The look of shingle, slate, or tile with the durability of metal. A good fit if you want metal's lifespan with a more traditional look.

Exposed-fastener panels

The budget-friendly option (often called R-panel), common on shops, barns, and outbuildings. We'll tell you honestly where it makes sense and where it doesn't.

Installed by experienced metal specialists

Metal is a different craft than shingles. The details matter, and a bad install shows up years later as leaks. So your metal roof is installed by seasoned metal roofing pros who do this every day.

Metal vs. asphalt: the honest trade-off

When metal is worth it

If you plan to stay in your home long-term, want the last roof you'll ever buy, or love the look, metal's higher upfront cost pays off over decades of life and low maintenance.

When asphalt makes more sense

If budget is the priority, or you may sell before a metal roof pays for itself, a quality asphalt roof is the smarter money, and we install those too.

Common questions

Metal roofing questions, answered straight

How long does a metal roof last?

A quality metal roof typically lasts 40 to 70 years, compared to about 20 to 30 for architectural asphalt shingles. For a lot of homeowners, it's the last roof they'll ever need to buy.

Is a metal roof loud when it rains?

No. That's the old barn-roof myth. On a home, metal is installed over solid decking and underlayment, so it's about as quiet inside as any other roof.

Does metal attract lightning?

No. Metal roofing doesn't make your home more likely to be struck, and because it's non-combustible, it's actually one of the safer roofs to have if lightning ever does hit nearby.

Can you put metal over my existing roof?

Sometimes, but we usually recommend a tear-off so we can inspect the decking and install a clean, properly detailed system. We'll tell you honestly what your roof needs.

Is metal worth the extra cost over asphalt?

It depends on how long you'll stay in the home. Over 40-plus years metal often costs less than replacing asphalt two or three times. But if you may move soon, asphalt can be the smarter money. We'll walk you through the honest math.
